COPT Announces 100% Pre-Leased Redevelopment Project in Haymarket, VA

COLUMBIA, Md.--(BUSINESS WIRE)-- Corporate Office Properties Trust (COPT or the Company) (NYSE: OFC  ) executed a lease with a subsidiary of an investment-grade Fortune 500 company for a 236,000 square foot redevelopment property the Company recently purchased in Haymarket, VA, in Prince William County. The County is an increasingly popular site for industrial development due to the lowest regional industrial vacancy, its business-friendly environment, advantageous tax and power/utility structures and its ability to support requirements for industrial and technology users.

COPT purchased a vacant, single-story building from First Potomac Realty Trust (NYSE: FPO  ) for $17.5 million and will invest an additional $6.0 million to improve the structure to accommodate the tenant’s requirements. Redevelopment of the building will commence in the second quarter of 2013, in anticipation of a first quarter 2014 lease start date.

“This transaction further evidences COPT’s discipline in matching new development starts to projects where demand is strong and/or where we have leases in-hand,” stated Roger A. Waesche, Jr., President & Chief Executive Officer of COPT. “We are pleased to have been selected by this customer to execute a fast-track redevelopment project.”
