They often negotiate lower fees and voting rights for deal backers, and maintain unusually strong voting rights themselves in some real estate deals to support investors when deals go sideways.

The platform focuses on typically lower risk value-add opportunities, particular multifamily, but also has a strong pipeline of conservative 1031 exchange investments. The team participates in both of their private REITs - something we like to see. While volume is lower than we'd like to see, the availability of private REITs creates readily available options for non-accredited investors.

RealCrowd is one of the most popular real estate crowdfunding platforms. It has an active and diverse deal flow that provides many options to investors. Their deal review pages are the most comprehensive and useable we've seen, providing excellent and accessible data on the sponsor, diligence reports, financials, and other supporting documents.

While it currently only serves accredited investors, RealCrowd's platform offers deals with $25,000 minimum investments, among the lowest you’ll ever see for single asset investments.

RealCrowd’s fee structure is also attractive. It doesn’t charge fees to investors directly, instead sponsors pay to feature deals on its platform and to have the investment facilitated with individuals.
