1. Declutter and clean

While your home may not feel cluttered or dirty to you, less is more when it comes to making a house sell quickly. Give your home a nice deep clean, including baseboards, floors, window coverings, picture frames, and appliances.

6. Fresh interior paint

While you may love your navy accent wall, it may not be for everybody. A fresh coat of neutral paint allows the buyer to better visualize their style in your home and can buy them a little time to move in without painting if they are on a budget. 9. Refresh or replace any carpet

More than other floorings, carpet can look dirty, hold smells, and lose its plush feel rather quickly. A professional carpet cleaning can get the job done, but it may provide a better return on investment to simply replace the carpet altogether.

11. Install a new toilet

Toilets are just one of those things that feel personal. Many buyers opt to replace them when moving in, even if they aren't very dirty. If the toilets have already been replaced, that's one less item for buyers to take care of and that much less out of pocket. When you live in a home, it's easy to become acclimated to its quirks. The new buyer won't be. So, take a couple of minutes to fix any squeaky doors. A can of WD-40 will do the trick.

14. Price your home well

Pricing makes a huge impact on how much interest your home receives when it first hits the market and, ultimately, how quickly it sells. If your listing price is too high, it will sit on the market longer and can eventually deter people from viewing it all together. Longer days on the market usually indicate the home may have a bigger issue.

It may be advantageous to price your home around 5% less than the market price. This can draw eyes on the home quickly and possibly entice a bidding war, getting you even more than the market price may have allowed.
