It's easy to dismiss TikTok as just another social media platform -- one filled with pop culture references, politics, and loads of teens and tweens. But in reality, it's actually a highly effective marketing tool, and plenty of real estate pros have seen huge success on the platform. 1. Millennials are one of TikTok's top user bases

According to the National Association of Realtors, millennials make up the biggest homebuying cohort and have for several years running. They also -- surprisingly -- comprise a large portion of TikTok's user base. About 44% of the platform's users are 20 to 39 years old (Millennials are between 25 and 39 by most accounts).

The moral of the story? A large portion of your potential buyers is TikToking. If you want to get your listings in front of those ready and willing to buy, this might be the platform to do it on.

2. It can increase your exposure

Despite their penchant for the platform, TikTok isn't just for millennials. According to TikTok itself, the app boasts a whopping 1 billion active users every month, and who knows how many individual views, comments, and live streams.

Few marketing tools offer this kind of reach (even Zillow has less). So, with the right content and hashtagging strategy? You might just blow your listing's exposure out of the water.

3. #Realestate TikTok is huge

TikTok users can find new content with clickable hashtags within their feed and by heading to the app's discover area. And real estate hashtags? Those are booming. #Realestate has more than 9.7 billion views to date, while #Realestatetiktok and #Realestatetips have 247.5 million and 229.8 million views, respectively. Other top tags include #Tiktokrealtor, #Realestatelife, #Realestatehumor, #Realestateagentsoftiktok, and #Realestatetok.

There are thousands of other real estate agents on the app, too. And who knows? Maybe your listings will hit the feed of one with the perfect buyer.

4. It's quick and easy to use

Learning a new social media platform can be daunting, but TikTok is actually fairly simple and shares many features with other platforms you're probably familiar with. You just allow access to your camera, record a short 15- to 60-second video, and add music or effects with a few clicks of a button. All you need is your phone and the app -- no editing equipment or other tools are necessary.

If you use Instagram Reels (these are a great tool these days, too), TikTok will feel very similar. You can even cross-post your videos on both platforms.

5. Reaching a hyperlocal audience is simple

If you're looking to market only to potential buyers in a specific area or market, TikTok's hashtags can help you do that, too. Just tag your video with the city, metro, or neighborhood (maybe even all three) and consider adding additional ones, like #Cityrealestate or #Cityapartments, for good measure. You'd be surprised at how much traction these can get you. (#Houstonrealestate alone has over 30 million views.)
