The Ascent's Mortgage Rates Tracking Methodology
The Ascent team partners with market-leading data provider Optimal Blue to track the 7 day average of daily mortgage rates that actual borrowers are locking in nationwide. By utilizing this proprietary data our readers are given unique insight into actual mortgage rates secured with nearly 40% of the US mortgage market represented. This methodology ensures that rate averages displayed on site represent a strong portion of the overall market
The displayed rates include both the base offer rate (Interest Rate) and the average points paid or credits received by the borrower. These data points are averaged on a trailing basis for the last 7 days and updated daily to reflect any changes to that 7-day trailing average. This ensures that rates reflect a broader statistically significant set of actual locked rates for each mortgage type and specific location.

The following purchase and refinance rates displayed on site are tracked both nation wide and for specific states daily and published the following weekday morning at 6am EST. State by state breakdowns only includes the product types (ex: 30 year fixed, 5/1 ARM, etc) that had more than 5 locks within the last 7 days to ensure rates represent a significant enough sample size.
