When to buy a house

There's no perfect time to buy a house, but there are seasons, months, and even days that tend to offer better conditions (and often better deals) than other times of the year. Are you considering buying a house in the coming year? Here are the five best days, as well as the best week and month, of the year to do it.

No. 1 : December 5

According to ATTOM Data Solutions, the single best day to buy a house is December 5. Over the past eight years, buyers have paid just 1.6% more than their home's estimated value on this day -- the lowest premium of the entire year. That means for a house valued at $200,000, you'd pay a mere $203,200.

And considering some days in May claim a whopping 17.4% premium
-- or $234,800, in the case above -- that's pretty darn appealing.

No. 2: December 26

This one's not too surprising, but according to ATTOM's analysis of home sales (dating back to 2013), the day after Christmas is the second-best date of the year to buy a house.

On this day, homebuyers pay just a 2% premium -- or $204,000 on a $200,000 house. If you opt for this date, just be mindful of the stress it might put on your holiday celebrations. Mortgage loan closings also tend to take a while, and movers may be hard to come by around the holidays.

Nos. 3 and 4: January 6 and November 9

January 6 is the third-best day to buy a house, requiring a mere 2.2% premium, while November 9 comes in at No. 4 with a 2.3% premium.

They're actually the only non-December dates on ATTOM's top five list, though November -- as a whole -- is one of the better times to buy a home, according to its analysis. Overall, November buyers pay around 3.9% more than their home's estimated value.

No. 5: December 31

Care to ring in the New Year with a new house? Apparently, you'll get a good deal on it. According to ATTOM's study, December 31 is the fifth-best day to buy a house, requiring just a 2.4% premium over a home's estimated value. Also, wouldn't it be fun to pop that midnight champagne in your brand new place?

Best month: October

Despite all the December dates we've talked about, October is actually the single-best month to buy a house. Analysis shows buyers pay around 2.9% more than their home's estimated value versus December's 3.4%. These are national numbers, though, and buyers in some states could actually pay much less.

In Delaware, for example, buyers average a 7.9% discount in February, while Tennessee buyers save 7% by purchasing in January.

October is the best month to buy a house, and the best week -- also in October -- is October 3 to 9. According to data from Realtor.com, buyers could save around $10,000 by purchasing during these seven days. The analysis shows this week offers more inventory, less competition, and better pricing. There are even more price reductions too.
