2. Garage doors

You might be surprised by this one. I was! But the right garage doors can have a big impact on your home's curb appeal. Garage doors in need of replacement can present safety, security, or energy-efficiency issues. So, it does make sense that this upgrade is so rewarding. How rewarding?

According to Remodeling magazine, this investment will likely set you back a few grand, but you can expect to recoup an incredible 93.8% of that. Has a set of super fancy garage doors caught your eye? With this kind of return, you can go for it!

3. Manufactured stone veneer

A home with a stone exterior can be truly stunning. It can resemble brick but generally has an earthier, more weathered appearance. Manufactured stone comes in at about half the cost of natural stone, and these materials look so realistic that no one will be the wiser. Stone veneer also comes in a wide variety of colors and designs.

According to Remodeling magazine, it can cost around $10,000 to replace part of the front of your home's siding with manufactured stone veneer. But if you truly love the look of stone, the 92.1% ROI might make it worth your while.

4. A wood deck

Many people got more than their fill of the indoors during the height of the pandemic. If that applies to you and your family, you may have your eyes on an outdoor upgrade to make your home feel larger and to incorporate more outdoor time into your lives.

According to HomeAdvisor, a wood deck is a great option if you want a beautiful addition with a strong 87% ROI. It beats the 74% return you'll get from composite decking and blows away the 50% return you can expect to see from a sunroom or patio. But be ready to pay anywhere from $4,000 to $16,000.

5. Quartz or granite countertops

Countertops take a lot of abuse. If they're made of a less durable material or getting on in years, cleaning them may not even make them look all that clean anymore. Nice countertops can give a kitchen an entirely new feel. If you use beautiful, durable materials like quartz or granite, this won't be a cheap project.

According to HomeAdvisor, you can expect to pay $35 to $100 per square foot for materials and a few thousand for installation. But knowing you stand to recoup 60% to 80% of that investment might make it easier to pay up.

6. Midrange bath remodel

People often think of kitchens and baths when they think about renovations. Unfortunately, major bath remodels involving changes to the layout or luxuries like expensive showers or tubs or heated floors don't generally give you a great return.

But if you're thinking of a more midrange remodel with items like nice fixtures, solid-surface countertops, or ceramic tile, no worries. A midrange bath remodel averages a 70% ROI.

Make your money go farther

Hopefully, the renovation you want appeared somewhere on this list. If not, it's definitely worth looking up the ROI on the upgrades you'd like to make in 2022. Quite a few fall just a bit below these and could still be well worthwhile.

And, of course, even a low-ROI renovation can be worth it if you really love it and plan to remain in your home, enjoying it for years to come.
