Do you dream of owning a home that overlooks the beach, city skyline, lake, or mountains? You're not alone. Homes with a view are often sold for a premium, thanks to their incredible vistas and the top-dollar rents they can garnish as a vacation rental.
But surprisingly, not all views are considered equal. Some views come at a much higher cost than others, depending on the type of view and real estate market. According to a recent report by American Home Shield, these are the 10 markets where a home with a view will cost you more.

1. Wyoming
Its serene and rugged landscape with striking mountains, abundant forests, and countless lakes makes it a nature lover's paradise. It's also precisely why Wyoming ranks No. 1 in terms of premium pricing for homes with views of nature or water.
Homes overlooking a river or lake will cost around 225% more than those that don't, while homes with nature views will cost around 140% more.

2. Arizona
Arizona's naturally arid landscape can deliver striking views for nature lovers, making a home with a nature view around 71% more than one without. But shockingly, its city views are what put it at the top of the list.
Arizona heads the list for city-view premium pricing, with the average home in the state costing 102% more. The city of Tuscon comes in at 133% more, while Phoenix will cost around 74% more.

3. California
It's likely no surprise to see California on the list of premium-priced real estate. After all, the state is home to many of the most expensive real estate markets in the country, like Los Angeles, San Diego, and San Francisco. But city living isn't what's drawing its premium price.
Its natural beauty and waterfront homes lining the Pacific Coast cost homebuyers a pretty penny. Fremont, California, ranks No. 1 as the highest premium-priced city for natural views, with homes costing an extra 251%. Santa Ana isn't far behind, with nature views going for 117% more, while water views in Los Angeles cost 153% more.

4. Florida
Water views aren't hard to come by in Florida, considering it has over 8,000 miles of coastline, meaning the premium pricing for water views isn't as steep as in other states. However, certain markets warrant top dollar for a glimpse of that brilliant blue water.
A water view in the fast-growing city of St. Petersburg, between Tampa Bay and the Gulf of Mexico, will cost around 164% more than a home without a water view, making it the third-highest premium city for water views. Think a city view will do? Think again. City views in St. Petersburg cost around 76% more.

5. Texas
Texas is quickly becoming one of the fastest-growing states in the country, seeing an unprecedented number of residents making it home. City views put the state at the top of the premium list when it comes to views, with both San Antonio and Austin garnishing 91.5% and 77% more for a home with a city view.

Nevada's dry desert leaves little room for water views. While the state has several rivers, it only has 36 lakes, meaning homes with water views will cost you. Nevada is second on the list for premium pricing, with the average water-view home costing 191% more than one without.
Want more of an urban view? Steer clear of Henderson, Nevada, where a city view will run around 108% more.

Rhode Island's tiny footprint is likely the culprit for its premium pricing for waterfront views, costing around 164% more than homes without. The state -- only 37 miles wide and 48 miles long, smaller than many US cities -- has 400 miles of beautiful coastline, making it a coveted feature for homebuyers.

8. Arkansas
Arkansas has loads of natural beauty. Its countless forests, hot springs, waterfalls, rivers, and lakes make it the ideal state to find a serene view to enjoy a cup of coffee or glass of wine. But it will cost you.
Homes with a nature view in Arkansas cost around 85% more than those without, while a home with a water view costs upwards of 172% more.

9. North Carolina
Urban and nature views are pretty common options for real estate in North Carolina. Fast-growing cities like Raleigh-Durham and Charlotte are drawing people and developers in droves. And the nearby Smoky Mountains, along with the dozens of forests, rivers, lakes, and waterfalls, make it the perfect place to get away and enjoy the peace and serenity of nature.
But given how common and popular these are, they don't necessarily warrant a premium. Water views do, however. Greensboro, North Carolina, is the No. 1 highest-premium city for homes with a water view, the average house costing 229% more.

Rounding off our list of cities where a view will cost you more is Ohio. The bustling city of Cleveland isn't necessarily known for its natural views, which is why a home that can offer one comes at such a premium. Cleveland ranks second for premium pricing for a natural view, with the average home costing 209% more than a home in the city without a natural view.

Not all markets will require premium pricing
If you want a home with a view, carefully consider where you buy the property to ensure you aren't unnecessarily overpaying. Several cities and states offer beautiful water, nature, or skyline views without paying top dollar.
In New York, for example, a home with a natural view goes for around 14% less than one without. By carefully choosing your market, you can secure that perfect vista without hurting your budget or wallet.
