Harvard offers a real estate investment certificate by way of its online extension school. The graduate-level program includes three required courses that cover real estate, financing, and enterprise management. You can also choose an elective course from options focused on topics like sustainability, environmental risk, and architecture.
Educational courses: Udemy
Udemy offers online learning courses in just about every topic, including real estate investing. These low-cost courses cover everything from beginner-level fundamentals and fix-and-flip strategies to advanced financial modeling and rental analysis. Most courses take five hours or less to complete.
This tome offers up comprehensive legal guidance for landlords and property managers in all 50 states. It also includes a wide array of legal forms you can use, as well as a breakdown of your duties as a landlord, the liabilities you’re vulnerable to, and potential legal problems you might face.
Written by the same authors as the above guide, this pertains just to rental and lease agreements. It also goes into tenant screening and reference checks, as well as laws on security deposits, discrimination, and other up-front topics.

Your county clerk’s office
For finding local foreclosures.
If you’re set on finding and buying foreclosures, head to your county clerk’s office website. You should be able to search property records and find foreclosure notices in your area (for free, too). If you catch the notices early enough, you can swoop in on a property before the competition does.
Fannie Mae, HUD, and FDIC
For finding government-owned foreclosures.
Fannie Mae, the Department of Housing and Urban Development (HUD), and the Federal Deposit Insurance Corporation (FDIC) all offer online lists that detail foreclosed, for-sale, and soon-to-be-auctioned properties. Keep in mind that you’ll need to use a HUD-approved broker if you’re looking to buy a HUD foreclosure. (You can find one of those here).

If you’re interested in buying owned assets, RealtyTrac can help. This tool lets you find foreclosures, bank-owned homes, and real estate owned (REO) properties across the country. You can even search for pre-foreclosures to get in on the action early or filter by neighborhood, city, and ZIP code to keep it local.
The Multiple Listing Service (MLS)
For access to most properties on the market.
You need to be a licensed agent to access actual MLS data, but you can watch its public-facing listings through Zillow, Trulia, and Realtor.com. If you want more detailed data, consider partnering with a local real estate agent to get regular MLS updates. Just give them your criteria (price range, condition, neighborhood, etc.) and ask them to set up email alerts or ping you when a new listing fits.
For foreclosures, REOs, short sales, and more.
Auction.com lets you search for at-auction properties across the country. Some of the auctions are conducted online, while others are in an auction house or courthouse in the property's county. The site also has a mobile app that can help you track auctions anywhere.

Need a rough estimate of what a property's worth on the current market? Zillow bases its property "Zestimates" on recent sales and public records, so it can help you get an idea of what a home might fetch after improvements. Even if it’s not for sale, Homesnap gives you accurate, real-time property data just by snapping a picture of the property. You can also get info like school zones, property history, and more. Want to see how safe an area is before you buy in? This FBI tool can help. It lets you dive down deep into the specific crime stats of any given city or community across the country. You select your state, narrow down the city, and then find your local police department. You can then filter by crime type and date range to get a clear picture of how safe an area is.
For determining a property’s flood risk.
With the number of hurricanes and natural disasters in recent years, gauging a property’s flood risk is always prudent. Just head over to the Federal Emergency Management Agency’s website and enter the address of the property you’re considering buying. You’ll see an interactive flood map that helps you determine a home's flood risk.
For local school ratings.
Local school quality is an important factor if you're marketing to families. With GreatSchools, you can evaluate school district ratings as well as individual campus scores and reviews. There's even data on test scores, student progress, teachers, discipline records, and more.

Financing your properties
For checking your credit before applying for financing.
Every American is entitled to a free annual credit report from all three credit bureaus (Experian, TransUnion, Equifax). Make sure to pull yours before starting your investment efforts, as it can give you a clearer picture of your credit and your financing options.
For fixing your credit when it needs help.
If your credit isn’t up to snuff, the Federal Trade Commission has some tips for improving it. The agency offers resources for spotting legitimate credit repair programs and avoiding scams, too. You can also look to Experian and FICO for more tips on improving your credit.
